3. SURVEY AND SITE DETAILS
Detailed contour plan by a surveyor enables the design to suit the site. ‘Flat” sites may need
a survey to determine flood levels etc.
Preparation of draft concept sketches. Our Custom Computer Designed
Plans with 3D modelling make it easier for clients to visualize their project,
simplifies the design process and reduces the time taken to finalise designs.
This step can be repeated as often as necessary to achieve the desired result.
When the design draft/s concepts have been agreed upon, we produce
architectural plans suitable for council approval, tendering and construction.
Our knowledge of the local and surrounding council requirements ensure a
reasonably smooth passage through this stage. * Large amounts of additional
information and reports are required by Council and State government to
complete a DA. We liaise with Council staff and can prepare most of the
applications and reports necessary. Some specialised reports by consultants
7. ENGINEER SPECIFICATIONS
Structural engineers drawings and specifications for any concrete and steel
will be required (after DA approval) for the issue of a construction certificate. Builders preparing quotes also need these engineer’s details
to estimate accurate costs.
